London shot blasting projects can vary enormously.

One week we may be discussing the external surface of a London property. Another enquiry can involve working below ground in a basement that is being refurbished and waterproofed.

Two requirements that come up are particularly interesting: removing suitable stucco or render systems, and preparing basement walls and floors before waterproofing or tanking work.

They look like completely different jobs.

But the purpose of our work is fundamentally the same.

Remove the unwanted surface material and leave a suitable substrate for the specialist system or contractor that follows.

Removing Stucco and Render from London Properties

Stucco is particularly associated with the appearance of many London terraces and period properties.

Depending on its age and composition, the term can describe different rendered finishes, including the smooth decorative finishes seen across many Georgian and Victorian buildings.

Sometimes an existing surface needs to be removed as part of a wider refurbishment programme.

Reasons can include:

  • Failed or detached material
  • Multiple previous coatings
  • Access to the substrate underneath
  • Preparation for a replacement system
  • A wider property restoration programme

That does not mean every stucco or render system should automatically be removed or shot blasted.

Our Role Is Removal and Surface Preparation

This distinction is important.

Intercity Contractors does not install replacement stucco or render systems.

Where the substrate, specification and condition of the property make abrasive preparation suitable, our role can be to remove the existing material and prepare the surface underneath for the next stage of the refurbishment.

What happens afterwards depends on the system being specified.

Some modern render systems provide their finished colour as part of the render itself and may not require subsequent painting. Other render and stucco systems may require a separate compatible decorative or protective finish.

Where painting forms part of the specification, Intercity Contractors can also become involved again at that later stage through our painting and coating services.

The replacement render itself would normally be installed by the appropriate specialist contractor.

Where the replacement system is unfamiliar or the building is older, listed or architecturally significant, the appropriate render, conservation or building specialist should determine the correct reinstatement specification.

Not Every Stucco Surface Should Be Shot Blasted

Older London buildings need judgement.

A modern failed render on a robust substrate is very different from original historic lime stucco on a listed Georgian property.

Where historic fabric may be significant, the building specification, conservation requirements and condition of the underlying material need to be understood before any abrasive removal method is used.

That can mean a test area, a different preparation technique or, in some cases, deciding that shot blasting is not the appropriate method at all.

The objective is not to remove something simply because it can be removed.

It is to prepare the right surface without causing unnecessary damage to the material that needs to remain.

Older, listed or period property?

Seek appropriate specialist or conservation advice before specifying abrasive removal. The age, composition and significance of the existing stucco or render may determine whether shot blasting is suitable at all.

What Can Be Found Under Old London Render?

Existing finishes can hide a great deal.

Once material starts to come away, the substrate can reveal:

  • Original brickwork
  • Previous repairs
  • Different masonry
  • Old paint and coatings
  • Cracked or damaged areas
  • Previous alterations to the building

That is one reason existing-building work needs flexibility. The surface that appears on day one is not always the surface that is found underneath.

If removal exposes unexpected damage, unusual historic material or a substrate in poorer condition than anticipated, the sensible course is to stop, assess it and involve the appropriate specialist before proceeding.

London Period Properties and Stucco Façades

London contains a huge amount of Georgian, Victorian and other period property where stucco, render, brickwork and later decorative coatings may all exist within the same building.

That can make preparation more complicated than simply treating one consistent modern surface.

Older façades may contain:

  • Different generations of render
  • Historic repairs
  • Later cement-based materials
  • Several paint systems
  • Areas of exposed brickwork

The preparation method therefore needs to respond to the material actually found.

On period properties in particular, assumptions can be expensive. A small test area, survey or specialist assessment can be considerably more valuable than proceeding aggressively and discovering later that the underlying fabric has been damaged.

Basement Shot Blasting in London

The second requirement is very different visually but similar technically.

London has a huge amount of below-ground property space.

Basements and cellars may be refurbished into living accommodation, storage, plant rooms, commercial space or other usable areas.

Where water ingress or damp penetration is being addressed, the waterproofing specialist may require the existing wall or floor to be stripped back to a suitable substrate before their system can be installed.

This is another area where mobile shot blasting can become part of the project.

The waterproofing design itself should always come from an appropriate specialist. Shot blasting is simply one potential preparation method used where the specified system and substrate require it.

Preparing Walls Before Basement Waterproofing

Waterproofing systems depend heavily on the condition of the surface to which they are being applied.

Existing basement walls can carry:

  • Old paint
  • Previous coatings
  • Loose or failed finishes
  • Render
  • Surface contamination

Where the waterproofing specification requires those materials to be removed, shot blasting can be used on suitable substrates to expose and prepare the underlying wall.

We are not installing the waterproofing system.

We are preparing the surface for the company that is.

The required finish should therefore be agreed against the waterproofing contractor’s or system manufacturer’s specification rather than simply blasting until the wall appears clean.

Tanking and Basement Waterproofing

The word tanking is commonly used for waterproof barrier systems applied to below-ground walls and floors.

Depending on the project specification, this can involve membranes, cementitious systems, coatings or other specialist waterproofing products.

Whatever system has been specified, preparation matters.

The waterproofing contractor needs to understand the substrate and know that unstable coatings, loose render or other unwanted material have been dealt with before their system is installed.

That is where specialist preparation can become important.

Planning basement waterproofing or tanking?

Have the waterproofing system assessed and specified by an appropriate specialist first. The required surface preparation should follow that specification rather than the preparation method determining the waterproofing system afterwards.

Preparing Basements After Water Ingress

Basement refurbishment is often triggered by signs of water ingress, dampness or deterioration.

By the time the waterproofing contractor becomes involved, the wall may have been painted, rendered or treated several times previously.

Those previous finishes can create an inconsistent surface.

Where the specification calls for it, abrasive preparation can help expose the masonry or concrete substrate so that repairs and waterproofing work can proceed from a more reliable base.

However, identifying the source of water ingress, designing the waterproofing solution and determining whether structural or drainage work is also required sit outside the blasting operation and should be dealt with by the appropriate specialists.

Basement Floors Can Need Preparation Too

The requirement is not limited to walls.

Concrete basement floors may also need mechanical preparation before coatings, membranes, repair systems or other treatments are installed.

Shot blasting can create a mechanically prepared concrete surface where the subsequent specification calls for it.

Again, the required surface profile should be determined by the system that follows. If there is any doubt, seek advice from the coating, membrane or waterproofing specialist before preparation begins.

Surface Preparation Before Waterproofing

Shot blasting is not the waterproofing system itself.

Its value is in creating the surface that the waterproofing system requires.

That may involve removing:

  • Old coatings
  • Loose paint
  • Previous render
  • Surface contamination
  • Other weak or unwanted material

The required level of preparation should ultimately be driven by the waterproofing specification and the condition of the substrate.

We would therefore always recommend establishing the requirements of the waterproofing or repair system before deciding how aggressively a wall or floor should be prepared.

Whether painting is required depends entirely on the replacement system.

A through-coloured modern render may provide its own finished appearance, while another render or stucco system may require a separate compatible decorative coating.

That decision sits with the project specification and the specialist system being used.

If there is any uncertainty over compatibility, breathability or the correct coating for a particular render system, appropriate technical advice should be taken before painting begins.

London Buildings Rarely Give You a Completely Standard Job

A basement waterproofing project and the façade of an older stucco-covered building appear to have almost nothing in common.
